5 REASONS WE LOVE THIS OPPORTUNITY
DISCOUNTED BASIS. The Federal Reserve’s aggressive fight against inflation has pushed borrowing costs up by 250–300 basis points, creating a reset in valuations and leaving today’s pricing well below peak levels.
SIGNIFICANT UPSIDE. Renovating the original apartments and common areas enhances the property’s NOI while attracting top-credit residents. At Hillcrest Place, renovated units are currently achieving a $180 per month premium over original units.
TAX BENEFIT. A Cost Segregation study will be completed. This strategy accelerates depreciation, boosting cash flow and reducing tax burdens on rental income. Investors in Hillcrest Place can expect significant passive losses on their 2025 tax return.
